Housing Shortage In SWLA Turn 80k Into 180k Land Developement For Sale

The Housing shortage and the economic downturn in South West Louisiana is an opportunity to refocus on affordable housing. GO Group Report: SWLA facing temporary housing shortage of 10,000 units

From city to business leaders, they come from all different backgrounds and together they make up the "Go Group."

"We're planning for both short-term and long-term. We're looking at 20 to 30 years out. We are trying to be proactive," said Karen Clapp, GO Group Director.

However, the GO Group is quick to tell you it's the short-term that has them concerned -- mainly the expected surge of construction workers expected to arrive for the industrial expansion. Workers have already started to arrive as both Sasol and Cameron LNG start construction.

"The peak is 2017 and we think it's a bout 20,000 people that will need temporary housing in Southwest Louisiana. That's a lot of people," said Travis Woodard, CSRS.

A new report said Southwest Louisiana is only able to accommodate about half that -- leaving a projected shortage of about 10,000 housing units. Temporary solutions are being discussed, including ones that are widely unpopular in the community.

"The report tonight says pretty clearly that temporary worker villages should be embraced by the community as a very viable solution," said David Conner, GO Group Housing Committee Chairman.

Worker villages are temporary and can be scaled down as the work ends. At this time, four worker villages have received permits and others are in the works. Officials said the size and scale will grow as more workers arrive.

"It's like supply and demand for any kind of product or service... so the critical issue is what is the need going to be? -- We see the need to be about 10,000," said Conner.

As they try to meet the growing demand, the GO Group knows its decisions today will impact the community for years to come.

"That's why the long-term issues are just as important and that's why we have those task forces that we've created so that we can start planning how we want our community to look. Growth planning is extremely important and we just want to make sure we do it properly because we only have one opportunity to do it right," said Clapp.

The GO Group has formed four task forces to address the following:

-- Growth Planning

-- Special Community Related Initiatives

-- Education and Workforce

-- Public Service Improvements

The GO Group also touched on how they will approach other issues such as crime, traffic, and preparing the schools for the expected surge of students.
